PROJECT MANAGEMENT
WHAT SHOULD YOU KNOW ABOUT A CONTRACT MANAGEMENT..
(Standard Specification)
Working Drawings
Your Design Consultant will provide working drawings (or amended planning drawings) fully detailing the works to be undertaken. All drawings will provide all the necessary dimensions and details required to construct the project to a satisfactory standard
The drawings should fully comply with the current Building Regulations
The drawings will include the following
- Existing Site Plan
- Proposed Site Plan
- Ground Floor Plan
- First Floor Plan (if required)
- Elevations (4)
- Cross Sections (1 or 2 or as many as may be necessary)
- Any other miscellaneous drawings
A Contract Specification prepared by your Design Consultant should state or seek the following information from your proposed Contractor, Sub-Contractors or Trades people that you will engage.
- That all works are to comply with the current Building Regulations
- That all works are to comply with Local Authority Standards
- That all work and materials are to be as directed by the National Standards Authority of Ireland.
- All materials are to comply where applicable with the current Construction Products Directive (EU), National Standards Authority of Ireland and be certified by the Irish Agreement Board.
- That Workmanship shall comply with BS 8000, and be of the highest possible quality.
- That all work practices are to comply with the current Safety Health and Welfare at Work Acts and Welfare at Work regulations.
- That all contract shall be carried out in accordance with the conditions of the standard building contract as issued by the Construction Industry Federation of Ireland
- Any other miscellaneous items
Below is typical of some of the information included
- The contractor is advised to visit the site and inspect all relevant works before tendering and intrepid the Drawings and Specification in a correct manner.
- The Contractor shall interpret the Drawings and Specifications in the light of that intended and shall include for all items required to render a complete and satisfactory job, whether specifically referred to, in the Drawings and Specifications or not
- The Contractor is to provide proof of his public liability, employer's liability, general liability and all risks insurance. He is also to indemnify the client against all accidents to the client's property and persons because of the works. He is also to insure the works against fire to the full value of his contract
- That staged payments to be made in accordance with the standard terms issued by the Construction Industry Federation of Ireland or as agreed by client/s and the contractor. All agreed stage payments are to be subject to a retention sum of 5 %
- The Contractor is to provide to the Client/s and the Design Team a detailed payments schedule of each stage works.
- The Contractor is to provide to the Client/s and the Design Team a detailed time schedule of the proposed works.
- Allow for a defects liability period of 3-6 months from the completion of all works
- The contractor is to erect and maintain a temporary fencing to protect the works during the course of construction (if main contractor)
- The contractor be supply and maintain a porta-loo during the course of construction (if main contractor)
- That all necessary fixtures and fittings are deemed to be part of this contract
- That disruption to the client's activities is to be kept to an absolute minimum.
- The Contractor shall remove all excavated material, shrubbery and overgrowth from site clearance works. The Contractor shall clean up and remove all debris as it accumulates, keep the site free from broken glass, and lose nails, screws etc and generally clean and tidy inside and out, on completion of the each days work.
- That the contractor shall supply all machinery, tools, brushes, scaffolding (if main contractor), hoisting tackle, ladders, and any other plant necessary for the proper carrying out of the works
- Any other miscellaneous items
